Step 3 - This brings
us to a number of other key considerations. The first is one that
worries most Exmothians. How can we develop on the estuary site without
developing on the estuaryside! The answer is to build near the town
centre, an option that is now feasible because of the rerouteing
of the road. Whilst we are not advocating whether a supermarket should,
or should not, be built there is plenty of room for one of 35,000
sq ft.
Another concern is how to ensure that
traders in the Exeter Road are not disadvantaged by shoppers bypassing
them on their way to the supermarket. The answer, we believe is to
forge a link, through the "Bunde" to New North Road so
that people within that catchment area can use the Exeter Road to
travel to and from the supermarket and town centre car parks.
One of the other benefits of this design
is that the service area for the supermarket backs directly onto
the end of the truncated marine way
Note: This precise layout would entail
shortening the station by a few yards. This is not absolutely essential
but an improved road layout would result if this is done. This is
a timely moment to suggest this minor modification for two reasons.
Firstly, the rails are about to be replaced early in the New Year
and secondly the addition of the extra line on the other side of
the platform will entail some redesign of the station layout.
